BEING A BY-LAW TO AMEND BY-LAW NO. 4636 TO DESIGNATE THE HOME OF
VERNON FRY ANDSHIRLEY JOHNSTONE-HAY
AT 791 PRINCES STREET BEING LOT 5N PT LOT 6, MUNICIPALITY OF
KINCARDINEAS BEING OF HISTORIC OR ARCHITECTURAL VALUE
WHEREAS Section 29(1) of the Ontario Heritage Act, R.S.O. 1990, c. O.18, as
amended, authorizes the Council of a municipality to enact by-laws to designate a
property within the municipality to be of cultural heritage value or interest;
AND WHEREAS THE Council of The Corporation of the Municipality of Kincardine,
passed By- law No. 4636, i5PTYR a By-law to Designate home of Vernon Fry and
Shirley Johnstone-Hay, 791 Princes Street as being of Historic and/or Architectural

AND WHEREAS the Council of The Corporation of the Municipality of Kincardine
deems it necessary to amend By-law No. 4636 as the information contained in the
aforesaid by-law is incomplete or inaccurate;
AND WHEREAS the Council of The Corporation of the Municipality of Kincardine has
caused to be served upon the owner of aforesaid property notice of intention to amend
By-law 4636;
NOW THEREFORE the Council of The Corporation of the Municipality of Kincardine
ENACTS as follows:
1. Schedule i4j and Schedule i5j of By-law No. 4636 behereby repealedand
replaced with the attachedSchedule i4j andSchedule i5j&
2. This by-lawshall comeinto full force and effect upon its final passage.

Designation Statement:
Designation for 791 Princes Street, Kincardine shall include all named features listed
below.
Description of Property and Heritage Features:
Designation shall cover all exterior facades of the structure, including all original
brickwork, the slate roof and supporting structure, the 3 verandahs, decorative wood trim
including all relief work on home, two original wooden front screen doors and double front
doors with beveled glass, two chimneys and decorative brick work and all stained glass
windows, including two on the front and one oval window on the south side. Also worthy
of note is a frame carriage house to the north of the home.
Repair or restoration work performed on the designated areas, which is completed with
same material and does not change the look of the restored structure, may be performed
without prior approval from the Municipality of Kincardine Council unless a building permit
is required.
Statement of Cultural Heritage and Architectural Value:
This property is composed of Lot 5 and a portion of Lot 6 in the Kincardine Plan. Patent for
Lot 5 was issued July 17, 1857, from the Crown to Elizabeth Crews. September 28, 1857,
Patent for Lot 6 was issued from the Crown to Richard S. Rastall. March 26, 1860, a
Buy/Sell was recorded for Lot 6 transferring ownership to Mary J. Rastall. Ten years later,
June 25, 1870, a Buy/Sell was recorded with title of Lot 5 transferred to Mary J. Rastall
and Wm. Rastall, one of the first businessmen in what is now Kincardine. The Rastalls
mortgaged 791 Princes twice in the ensuing years with Thomas Yeoman, and eventually
on February 5, 1895, both Lots 5 and 6 were sold to Geo. M. MacKendrick, the first
postmaster of Kincardine by way of a transfer of the mortgages. The home was likely built
by George MacKendrick on Lot 5 at some point after his purchase in 1895. MacKendrick
transferred the deed for both Lots 5 and 6 to James B. Watson for $3275 in 1911. James
B. Watson also owned 816 Princes St. and was the owner of the Watson Wicker Furniture
Co. (See Appendix i4j for further provenance records.)
791 Princes Street is typical of theQueen Anne RevivalStyle, prevalent inBritain, Canada
and the U.S. from 1870-1910. Characteristic motifs of the Queen Anne Revival Style at
791 Princes Street are the asymmetrical style, the three verandahs, the assortment of
window shapes, use of slate shingles on the roof. Typical of the style is the turret-like
verandah on the second floor, high and decorated chimneys and the roof finials and roof
tower. Many Queen Anne homes show the iD`PPY 4YYPj QLgLOP_Z the street while the
side and rear sides of the home are toned down to the i@L\]d 4YYPjWPaPW to save expense.
That is not the case here, as the decorative brickwork, hood molds, Gothic Revival
gingerbread continue on all sides of the home including the highly decorated chimneys.

This property is currently composed ofLot5 and the northern half of Lot 6 in the
Kincardine Plan. The house is situated on Lot 5.
Patent for Lot 5 was issued July 17, 1857, from the Crown to Elizabeth Crews. September
28, 1857, Patent for Lot 6 was issued from the Crown to Richard S. Rastall.
On March 26, 1860, a Buy/Sell was recorded for Lot 6 transferring ownership to Mary J.
Rastall. Ten years later, June 25, 1870, a Buy/Sell was recorded and the title of Lot 5 was
transferred to Mary J. Rastall and William Rastall, one of the first businessmen in what is
now the town of Kincardine. William Rastall filled a prominent position in the settlement
and was generally esteemed in Bruce County. He was born in Edinburgh, Dec. 16, 1827,
and at the age of six emigrated to Canada with his father Dr. Samuel Rastall, settling in
what is now the town of Goderich. In 1849, he established a general mercantile business
in the village of Penetangore, his first shop being a iWPLY-_Zj at the side of Allan Cameron's
tavern. Eventually he moved his business to a log house he had built on the south side of
the Market Square. In 1850, Rastall married Miss Mary Cameron, eldest daughter of Allan
Cameron. Mr. Rastallwas the firstReeveofthe United Townships withinthe Countyof
Bruce.In1854 he becameReeveofthe UnitedTownshipsofKincardine, Bruceand
Kinloss. He became the first Reeve of Kincardine village in 1858.
Lot 5 and Lot6 weresold toGeo. M.MacKendrickon February 5, 1895.MacKendrick was
the first postmaster of Kincardine and likely built the present structure shortly after
purchasing the property. The deeds for Lots 5 and 6 were transferred to James B. Watson
for $3275 in 1911. James B. Watson also owned 816 Princes St. and was the owner of
the Watson Wicker Furniture Co.
On August30,1951, the propertychangedtitletoJointTenants:JamesB Watsonandhis
wife,CatharineA.Watson. After the passingof JamesWatson, CatharineWatsonsold
theproperty to GordonM. Brown, druggist,and wifeLorraine Brownon February 20,
1954.
On December 8, 1962, Harry Forbes and his wifeAudreysold theirinterestin Lot 5 and
one half of their interest in Lot 6, the northern one half (33.5 feet) to James C.D. Cottrill
and Marjorie Cottrill. At the same time Harry and Audrey Forbes and James C.D. Cottrill
and his wife Marjorie sold the southern half of Lot 6 (33.5 feet) to Florence J. Davey. The
current footprint of 791 Princes Street is all of Lot 5 and the North half of Lot 6.
James C.D. Cottrill and Marjorie Cottrill sold 791 Princes to his brother, Charles G. Cottrill,
druggist, and his wife Eleanor Cottrill on October 22, 1965.Eleanor Cottrill survived her
husband and on August 31, 1984, sold 791 Princes Street to Vernon Fry and his wife
Shirley Johnston-Hay.
Jerry Grieve and Shelley McGaw Grieve purchased 791 Princes Street on July 12, 2019.
With considerable experience in restoration, architecture and landscaping the couple is
overseeing a complete restoration of this beautiful Queen Anne Revival home.
Appendix i5j
The Queen Anne Revival Style was prevalent in Britain, Canada, and the United States
from 1870-1910.
It is an architectural style that has very little to do with the English monarch Queen Anne
or the style of buildings constructed during her reign, which lasted from 1702 to 1714.
The Queen Anne Revival is from the late Victorian era and was most popular between
1890 and 1914.
The peak period of the Queen Anne style architecture was 1880h1900, although the
style persisted for another decade. The style was named and popularized in England by
the architect Richard Norman Shaw (1831-1912) and his followers.
Queen Anne structures vary greatly, but several key characteristics make the style easy
to identify. Buildings are often asymmetrical with more than one story, and they usually
feature a large wrap- around porch. Typically, Queen Anne homes were embellished
with bay windows and oriels; sometimes the latter was part of a turret. Window
surrounds were, as a rule, simple. Lower window sashes usually had only a single
paneof glass.Theuppersashmayhavefollowedsuit,although itwasfrequentlymulti-
panedor framedbysmallsquarepanes.Moreelaboratewindowsashesfeatured
stainedglassintheupperportion ofa double-hung windowor inatransom.Curved
glassis a uniqueQueenAnnedetail, occasionallyfound in roundbaysand towers.
Steeply pitchedand complex, Queen Anne roofs provided visual interest and variety
with gables, dormers, and turrets or towers, often all in one roof
Turrets and towers, shingles and stained glass, are all characteristics of the
architectural style known as Queen Anne. The towers might be topped by roofs with a
conicalor bellshape.Eclecticism,asymmetry,contrast,and evenexcesswerethe
hallmarks of the Queen Anne style. Every building sported a variety of surface textures.
Elaborate motifs decorated gables, spandrel panels and almost any flat surface.
The Queen Anne look was achieved in a variety of ways with an array of materials that
included patterned brick or stone, wood shingles and clapboard, slate, occasionally
stucco, and sometimes, terracotta panels. Decorative stone panels were frequently set
into the wall, as were custom-molded and colored bricks, allowing some variation and
detailing. Wood buildings could assume the full range of color and design with paint.

worthy of note is a frame carriage house behind the main house. Expense was not
spared on both the exterior architecture and interior design. Many Queen Anne homes
show the iD`PPY 4YYPj QLgLOP to the street while the side and rear sides of the home
are toned down to save expense to the i@L\]d 4YYPj level.
