BY-LAW NO. 87 - 14
BEING A BY-LAW to amend By-law
Comprehensive Zoning By-law for
of Bruce.
No. 76-13, as amended, being the
the Corporation of the Township
THE COUNCIL of the Corporation of the Township of Bruce, pursuant
to Section 34 of The Planning Act, 1983 ENACTS as follows:
1. By-law No. 76-13, as amended, being the Comprehensive Zoning
By-law for the Corporation of the Township of Bruce, is
hereby further amended by adding the following Subsection
8.1.1.Z to Section 8 thereof:
8.1.1. Z
Notwithstanding their "IA" Zoning designation,
those lands described as Part of Lot 30,
Concession 4, Township of Bruce and identified by
the zone symbol "IA-Z" on the Schedule "A" to this
By-law shall only be used for the purposes of a
moulded wood fibre products manufacturing plant
and uses accessory thereto in compliance with the
"IA" Zone provisions contained in this By-law
excepting, however that:
(i)
for the purposes of this paragraph, the
"front lot line" shall be the lot line
that abuts Bruce County Road No. ZO;
(11) the minimum front yard shall be 85 feet;
(111) the minimum side yard shall be 30 feet;
(iv) the minimum lot area shall be 38 acres.

For the purposes of this paragraph, "lot
area" shall mean the total horizontal
area within the lot lines of a lot,
provided that only the lot area lying
within the Zone in which a use is
permitted may be used to calculate the
required minimum lot area;
(v)
the minimum lot frontage shall be 1Z00
feet;
(vi)
the maximum lot coverage shall be 50X of
the lot area zoned within the IA-Z
Zoning designation;
(vii)
no loading space, off-street parking and
outside storage shall be located in

a)
any yard required by
that abuts a road
municipality;
this By-law

b) a front yard required by this By-
law;
(viii)
a moulded wood fibre products
manufacturing plant shall only be
permitted if used in conJunction with a
sawmill operated under the IA Zone on
Lot 31, Concession 4;
(1x)
in accordance with Subsection 3.31, a
planting area shall be required along
the entire length of a front lot line.
Notwithstanding Subsection 3.31.4, such
planting area may be located within a
required yard.
Z. Schedule "A" of By-law No. 76-13, as amended, is hereby
further amended by changing thereon from "A" to "IA-Z" the
Zoning designation of that Part of Lot 30, Concession 4, in
the Township of Bruce, which is shown outlined by the
heaviest black broken line on the attached Schedule "A".

This By-law takes effect from the date of
and comes into force pursuant to the
Planning Act, 1983.
